Askona Gulf Home Furniture Trading LLC is considering leasing store spaces in the United Arab Emirates with the following requirements.
Location Requirements
- Proximity: Near major highway intersections and transport hubs.
- Accessibility: Easy access via both private and public transport with high pedestrian traffic.
- Parking: Dedicated customer parking directly in front of the entrance with a minimum capacity of 30 vehicles.
Property Requirements
Area
- Minimum: 300 m².
- Maximum: 1,500 m²
Premises
- Retail Area: Preferably a single-level layout with a minimum ceiling height of 3.5 meters. An open layout in a regular rectangular configuration is preferred, with no fixed partitions and minimal columns.
- Floor Location: 1st (ground) or 2nd floor, not higher.
- Facade: The building’s facade should face a walkway or roadway of a street or square. It should be convenient for advertising, and be visible from traffic intersections and public transport stops. The façade should have a separate frieze to accommodate a sign and outdoor advertising of at least 10 x 1.5 meters.
Infrastructure
- Power Supply: An installed capacity of at least 190 kW, with a minimum instantaneous capacity of 140 kW.
- Internet: Connection to a dedicated high-speed internet line.
- Safety and Ventilation: A fire suppression system, smoke removal system, fire alarms, and ventilation are required. Centralized air conditioning is also preferred.
